I pull it from Redfin, Realtor.com, Zillow, ATTOM, PropStream, and the Central Ohio MLS. I cross-reference it. I look for what the headlines are missing. Then I put it on YouTube.

I've been a Realtor in Ohio working buyers and sellers across Licking, Franklin, Knox, Delaware, Morrow, and Fairfield counties. I invest in real estate myself — buy-and-hold rentals across Central Ohio. So when I analyze this market, I'm not doing it from a distance. I'm in it every day.

A lot of housing analysts online either want the market to crash so they can say they called it, or they're cheerleaders who won't acknowledge any risk. I'm neither. There are people who don't like me because I'm a Realtor and investor — fine.
